Assessment of Residential Real Estate Investment Performance in Lafia Metropolis, Nigeria

Investors are expected to be guided through investment performance measurement and analysis in order safeguard against potential loss of returns or the capital invested. Whereas residential real estate (RRE) constitutes a significant part portfolios individual institutional investors across globe, assessment risk-return RRE Nigeria generally has not been well researched. (RE) Lafia city Nasarawa State, like other cities Nigeria, still rely on mere intuition, sales comparison rule thumb decisions-making. Consequently, these ill-informed often venture into poorly conceived subsequently financially disastrous projects thereby failing achieve their desired objectives. Hence, this research was conducted evaluate performances metropolis north-central with view guiding existing practitioners region making informed property decision. A survey design adopted collect transacted value data from surveying valuation firms as reputable agent offices study area. Mean scores, index holding period return model were used analyse rental/capital indices total respectively. The modified value-at-risk assess risk while Sharpe ratio findings revealed, among others, progressive increase rental values within period. showed an average growth 6.8% per annum 9.4% annum. On basis returns, it found that Angwan Doka outperformed selected neighbourhoods area mean risk-adjusted 13.76% 0.80% respectively Shabu underperformed locations 12.17% 0.55% recommended, should consider investing since location gives higher relative city.
